Rhodes Hill Square
Sitting on nearly an entire city block in the middle of the Clarendon neighborhood of Arlington, Virginia, Rhodes Hill Square is a development of luxury residences spread out across three separate four-story condominium buildings, each with dedicated parking below grade. The density requirements were quite low, but the floor area ratio allowed us to build quite a large two-story, 3-bedroom townhouse units, which is atypical of 4-story wood framing over a parking garage.
Units on the first two floors have the livings spaces and entry at street level with a private patio in the rear. Our solution for units on the top two levels was to invert the typical floors of a townhouse so that the living spaces would be on the fourth floor with the bedrooms on the third floor. Additionally, the upper level units all have direct access from the parking level into their units, with entry doors at the parking space leading to private stairs into the unit. The upper level units also have a private retreat onto the roof where each unit’s deck has either a view of our Nation’s Capital, the Arlington skyline, or the mountains beyond. Unlike any other building that we have done, there are corridors only on the first and fourth floors, making for an incredibly efficient project.
